Land at I-35W, Basswood rezoned for planned development

City Council this week approved rezoning nearly 300 acres of land off I-35W in far north Fort Worth to a planned development, or PD zoning district.

A planned development is a special district that enables the developer and the City to create a new zoning district with unique development standards. The approved planned development was divided into seven tracts, allowing several different zoning categories, which will lead to a variety of commercial, residential and industrial uses.

The purpose of creating the planned development in this way was to give the developer flexibility and to take into consideration surrounding land uses to allow for the best uses for each section.

The area is located east of I-35W, north of Basswood Boulevard, south of Thompson Road and west of Riverside Drive.

“We take multiple factors under advisement when a rezoning case is necessary, but building on, or improving what is currently in place has always been a priority for staff and City leaders,” said Stephen Murray, planning manager for the Development Services Department.

This planned development will create a new node for regional development by improving the transportation network and connectivity in the area. There will be space for current and future residents’ access to commercial, residential and possibly even employment opportunities.

While no set plans are in place, the developer will work closely with the City and other stakeholders on how the area will be developed.
